Home Inspection Time Frame

All houses are different in regards to how much time it will take. A homes age, condition, location and other factors will have a direct effect on the amount of time to do the inspection. Since we are a one inspector operation it will take a more time than a multi person inspection company would take. For an explanation about the difference between single person and multi-person inspection companies and the inspection process visit this web page: CLICK HERE Typically a 10 year old, single story, one HVAC system, 2500 sq. ft. home should take one inspector 5 to 6 hours to perform a thorough home inspection. Man hours are man hours so if any inspection company spends any less time and or man hours than this you might want to reconsider choosing another company.

Four Major Home Inspection Defects & What Really Matters

Most home inspection deficiencies are typically maintenance issues, recommendations and minor imperfections, however the issues that really matter fall into four major categories:

  1. Major structural defects, such as foundation failure.
  2. Conditions that can lead to major issues such as major water intrusion issues or mechanical failures.
  3. Issues that may not allow you to; finance, insure or legally occupy the home if not immediately rectified
  4. Life safety issues such as electrical defects, no smoke or carbon monoxide detectors or overhead garage door issues.

Remember most sellers are not aware of existing defects and that the sellers are under no obligation to repair everything in your inspection report . No house is perfect, keep everything in perspective.
