11th Month Warranty Inspections
Most builders offer a one-year warranty on a new home. We'll come out during the 11th month and perform a one year warranty evaluation inspection before the builders warranty expires. Our noninvasive inspection is based on observations of the visible and apparent conditions of the interior and exterior of the structure, including its major systems and components. Your inspection is performed by a licensed Division 1 Contractor who has actually built hundreds of homes. Following your inspection, you will receive a comprehensive report, complete with photos, that include information on any material defects observed on the date of the inspection. Armed with this information, you can take any necessary steps to hold your builder and his subcontractors to their warranties while they are still in force. Included in your 11th Month Warranty Inspection
A Warranty Inspection is a comprehensive visual evaluation of the interior and exterior of your new home and its major systems and components. It's conducted during the 11th month of your occupancy-before your builders warranty expires. We will follow the National Assocation of Home Builders (NAHB) Residential Construction Performance Guidelines which can be viewed by CLICKING HERE. We will inspect all of the following (if accessible).
WHAT WE DON'T INSPECT: We do not inspect your appliances as well as run your HVAC system. Since you have a manufacturer warranty with those appliances and you are living in the house you know if those appliance are functioning. We do not operate windows and doors that are not free to access. We do not test every electrical switch and or receptacle. We only go in attics where humanly accessable and is safe for the inspector to access. Steep roofs, weather conditions and certain roof coverings may prevent the inspector from walking the roof coverings safely.
